Course description
The calculation of management fees can be more complicated than it looks. For instance, who is to decide whether the building should carry out a large-scale renovation and the amount of expenses to be incurred, and how are such expenses to be contributed by co-owners of the building? Who should be responsible for the cost of maintaining the external wall and the roof of the building? When a building is subject to litigation, who should be responsible for the legal fees? If a co-owner feels aggrieved by the amount demanded by the manager or the incorporated owners of the building, how can he challenge the basis of the extent of his contribution? Answering these questions requires us to look at the deed of mutual covenants and the Building Management Ordinance (Cap. 344) (“BMO”). It is therefore important to understand their roles and how they interact with each other.
This course will give you an understanding of how to interpret the deed of mutual covenants and how they interact with the BMO in order to resolve the issues on the calculation of management fees.
Speaker's biography
Carol Wong is a practising barrister in Hong Kong. She is a Bar Scholar and Charles Ching Scholar. She obtained her LLB from the University of Hong Kong and LLM from the University of Cambridge as a British Chevening Scholar.
Carol has a general civil practice with particular emphasis on land and property law, building management, commercial, contract, equity and trust. She was ranked by Legal 500 (2022, 2023 and 2024) as a Leading Junior in Commercial Dispute as well as Construction and Property. She has served as a Deputy District Judge in 2024.

Carol is a contributing editor/author of “Hong Kong Civil Procedure”, “Law of Injunctions in Hong Kong”, “Conveyancing Litigation in Hong Kong” and various chapters of the “Annotated Ordinance of Hong Kong” and “Atkin’s Court Form”. She has given various seminars to Hong Kong and PRC professionals and has taught at the University of Hong Kong, Peking University and East China University of Political Science and Law.
